A plot or a built unit
The first question on any industrial requirement is whether you need to be operational quickly or whether you are building for the long term.
A ready factory or shed lets you move in and start, at the cost of accepting someone else's specification — their bay height, their power sanction, their layout. A bare industrial plot lets you build exactly what the process needs, but you are taking on construction, approvals and a timeline measured in quarters rather than weeks, and you are carrying the land in the meantime.
Both are legitimate. Which one is right depends on your order book, not on the per-square-metre rate.
What an industrial requirement actually turns on
- Sanctioned power load, and what it would cost and take to increase it.
- Covered area against open area, and the ground coverage and FAR permitted on the plot.
- Clear bay height and floor loading capacity for the equipment you are installing.
- Truck access, turning radius and whether loading can happen without blocking the road.
- Water supply, borewell permission and effluent or drainage arrangements.
- Whether your specific activity is permitted in that industrial category, and whether any pollution control consent is required.
- Labour availability and connectivity for staff, which quietly decides whether a site works day to day.
The authority dimension
Industrial land across Noida, Greater Noida and YEIDA is largely allotted by the respective development authority on long lease, under schemes with their own conditions.
Those conditions matter to a buyer. There are commonly obligations around starting construction and commencing production within set periods, restrictions on transfer before certain milestones, and a formal transfer process with the authority for any resale. Functioning units change hands routinely, but the transfer is an application, not merely an agreement between buyer and seller.
We check the standing of the plot with the authority — dues, extensions, any notices — before a transaction gets far enough to hurt.
