What YEIDA is
YEIDA is the Yamuna Expressway Industrial Development Authority, which plans and administers a notified area along the Yamuna Expressway corridor. Like Noida and Greater Noida it allots land in planned sectors under schemes, on long lease, with conditions attached.
An allotment from the authority and a private land parcel somewhere in the general vicinity are completely different things, even when they are marketed with the same language. Establishing which one you are being offered is the first job on any YEIDA enquiry.
Questions worth pressing on
- Is this an authority allotment, or privately held land within or near the notified area?
- If an allotment, what is its current standing — dues, conditions, time limits?
- What is the sector's planned use, and does it match what is being suggested?
- If private land, what is the current recorded land use and is it affected by any acquisition?
- Does legal access exist, and does it exist on the ground?
- Is the transfer permissible now, or only after conditions are met?
On the airport and the speculation around it
A great deal of selling in this belt leans on the airport and on infrastructure yet to be delivered. Some of that development is publicly documented and real. What is not knowable is the timeline, the eventual effect on any specific parcel, or what any of it does to prices.
Our position is straightforward. We will tell you what is in the public record about an area's planning. We will not forecast appreciation, promise a timeline, or encourage anyone to size a position on the assumption that a project completes as announced. If a parcel only makes sense on that assumption, it is a speculation and should be sized like one.
