Price it against transactions, not asking prices
The listings you see online are asking prices. Some of them have been asking for a very long time. Pricing against them is how a property ends up joining them.
What matters is what comparable properties have actually transacted at recently. We will tell you that figure even when it is below what you were hoping for — and we would rather have that conversation at the start than six months into a stalled listing.
Get the paperwork ready before you list
Deals fall apart at the documentation stage far more often than at the price stage, and almost always over something that was knowable from the beginning.
- Complete chain of documents from original allotment to you.
- Lease standing with the authority, and any outstanding dues cleared or quantified.
- Society or maintenance dues settled.
- Completion and occupancy position clear.
- Any loan or encumbrance identified, with the release process understood.
- Confirmation that the transfer is permissible now rather than after some condition is met.
How we work on a sale
- 1We see the property and review the papers.
- 2We give you a realistic price range based on recent comparables.
- 3We agree terms and timeline with you in writing.
- 4We present it to buyers in our network and to buyers actively looking in that segment.
- 5We qualify enquiries before arranging visits, so your time goes to real buyers.
- 6We negotiate and keep you informed at each stage.
- 7We handle the transfer process through to registry.
